Real Estate Investar is a unique property search tool for Australia and New Zealand and it is in a class of its own. It has plenty of free features + a pay as you go membership program and includes training. At the same time larger players like realestate.com.au offer improved statistical tools for free.
Its free membership option has a take up rate of ca 100 000. Free search engines alternatives to Investar include Mitula and Trovit and Google has pulled out of the real estate search engine market altogether. ![]() Super SMSF Disaster in Property Development Property development can be more risky than investing in a basket of shares. We have invested in syndicated property development in Australia and lost all our money because the fund managers and builder where involved in disputes and law suits and the assets (land, brick and mortar) where sold unfinished. In such a scenario a brick and mortar based development was actually more risky than investing in a basket of shares, because we had no cut loss provision for investors who want to leave the fund if things fall apart. In looking for distressed properties on dedicated listing sites I found 3 Australian online resources. I have not tested #1 and #2. Considering that dedicated sites often have a limited amount of listings I lean towards the approach in #3. Trovit and Mitula are free sites and they would fall into the same category, but the yield is far less then what The Real Estate Investar can do.
(1) https://www.nmddata.com.au is a dedicated membership site for liquidation / distressed sales. (2) https://www.selectpropertyinvest.com.au - you can browse more than 800 listings for free and to get detailed data the membership fee is very low. (3) The Real Estate Investar uses a search engine style approach giving you a tremendous amount of hits on discount properties that you can filter down very well.
